We market client's residential properties through our office displays, local newspaper advertising, our website, national property portals and through constant contact with corporate relocation companies.

We deal with all the legal documentation, regulatory issues, referencing, property bond and rent collection requirements for clients and have a bank of contractors on hand to solve any maintenance issues.

We prepare inventories of household effects, obtain annual Landlord Safety Certificates for heating boilers, electrical certificates if required and provide quarterly inspection visits.

We check tenants into the property and we check them out. We take all meter readings and inform the relevant utilities, we inform the local rating authority, and we prepare dilapidation reports if required.

We require all ingoing tenants to set up a standing order account to pay their rent and if it is a day late then the payment is chased up. We deal with potential problems promptly as, in our experience, delays lead to more intractable problems and arrears. We pay landlords by electronic transfer or by Brett Property Client Account cheque.

We pride ourselves on giving our landlord clients a complete service and importantly a clear line of communication to senior staff should any problems arise.

Our fees to let a residential property are a tenant-find fee of one month's rent and an ongoing management fee of 12.5% of the passing rent. We will prepare a full inventory and internal condition report with photographic record for £195.00 plus VAT. Our fees for quarterly inspections of the property are £35.00 plus VAT.
